Angela, I had a listing that had been extremely well taken care of by the sellers, new roof, new carpet, paint etc. A/C worked fine and had been serviced every year. Buyer makes an offer for a little under list and wants the A/C replaced. Seller refuses as it is doing what it is supposed .... If we have not done that then all they have to go by is what they hear in the media, or from their friend, or their brother's girlfriend's father who used to sell real estate. LOL! ...
